Plans for the next phase of the £100m regeneration of Prestwich Village have been submitted.
Prestwich Regeneration LLP, the joint venture between Bury Council and nationwide placemaker
It follows recent progress on site, including the appointment of a demolition contractor for the Longfield Centre and the near completion of the £14m Travel Hub on Fairfax Road. Together, these milestones secure the Greater Manchester Good Growth funding allocated to Prestwich and ensure the project remains on track for delivery.
The detailed planning application was submitted this month following consultation with more than 550 residents. Subject to validation, the application will be determined within the statutory thirteen-week period, with a decision expected in summer 2026.
The updated masterplan has been designed to maximise the use of the site, and in response to the feedback received during consultation, including:

248 new homes: All build-to-rent apartments, with 62 homes (25%) available as affordable housing at 80% of market rent.

Market hall: Throughout the consultation, the local community expressed a desire for a market hall that offers a mix of goods and services, including fresh food traders, as well as independent food vendors. The new single-storey building at the heart of the village square will have space for approximately 13 independent operators offering food, drink, and retail. It’ll also be open into the evening to support the village’s night-time economy.

Enlarged village square: By reducing the depth of the apartment buildings, the project team has been able to expand the village square to approximately 1,700 sqm – an increase of 500 sqm – creating a family-friendly public space for markets, festivals, live performances, and an outdoor cinema.

Retail and community hub: Some residents were concerned that the Retail & Community Hub had been removed from the plans, but in fact, the new hub will be twice the size of the original proposal. It will include a library, which is bigger than both the original plan and the former Longfield Centre library (over 11,000 sq ft), a children’s library on the ground floor, and large community spaces at either end of the building, available for use by community groups and local organisations.

Retail and leisure: Approximately 2,100 sqm of modern ground-floor commercial space across the development, along with a new 518 sqm gym.

Green spaces: More than 120 new trees, green roofs, and a target of 15–20% biodiversity net gain – exceeding the 10% statutory requirement.

Health centre: Working closely with its NHS partners, Prestwich Regeneration LLP is helping to shape a joint service offer across Prestwich that will deliver modern, fit-for-the-future health facilities. Whilst this part of the project is still in development, there will be no change to existing service provision, and patients will be able to benefit from the wider improvements. Redevelopment of the NHS site will be delivered at a time that works best for them.

The first phase of the Prestwich village regeneration, the £14m travel hub on Fairfax Road, is on track to open in summer 2026, delivering more than 300 parking spaces including EV charging points, cycle storage, and car club vehicles.
